The pandemic has played a negative role in the global economy. Borders were closed, numerous restrictions led to the bankruptcy of many enterprises, tourism suffered, the world stopped. Now we live in different conditions. Life started from the very beginning, and this new life brought us other priorities and concepts.

People are learning to live and think in a new way. They think about real and useful investments that they can make, about investments that will never be lost, are useful and, ultimately, bring profit. Now it is not surprising or strange that the whole world is looking at real estate investments, namely in Albania. Why is this happening? Why Albania? There are several reasons, and there is a reasonable explanation for this.

Albania is a country that has been little explored by foreigners due to its closure from the world for half a century. There are funny dogmatic ideas about this country precisely because for a long time the country was a gray spot on the map. «Where are you going?» — your friends and acquaintances ask you. «there is a war there…they cut up organs there…crime…» And many do not know that Albania is in the top five safest countries in the world with a population of up to 5 million. That there has never been a war there… and the nonsense about organs is not even worth commenting on.

At the same time, Albania has a very good geographical position and is becoming increasingly popular thanks to tourism, and this is not only beach and mountain tourism. Albania has something to offer tourists 12 months a year, the country has two seas: the Adriatic and the Ionian. The Ionian Sea is part of the Mediterranean Sea, located south of the Adriatic and stretches from Sicily to the Strait of Otranto between Salento and the Gulf of Vlora. It borders Italy to the west, Greece and Albania to the east.
This is a multi-kilometer coastline with clean beaches and crystal clear water. Here are just some of the most famous beaches along the coastline: the beaches near the city of Durres, the beaches of Vlora, Dhermi, Himara, Cheparo, Borsch, Lukova, Vuna and Ksamil and others.

Albania has two airports and excellent roads But above all, the prices are fantastic both for a family holiday and for buying real estate, prices that are still affordable to many and many times cheaper than prices in neighboring countries such as Greece, Montenegro, Italy or Spain.

Often people who come on holiday buy real estate without even planning it in advance. The benefits and prospects of the purchase are so obvious.

Statistics show that the number of foreign tourists vacationing on the Albanian coast and buying real estate is growing at a very large scale. We see this in the congestion of ports, border crossings and airports at work. This is a miracle for the country’s economy. However, it should be noted that not only foreigners from Western, Eastern Europe and America buy real estate in Albania, but the Albanians themselves from the diaspora prefer to invest in Albania in buying real estate on the coast. Because the investor understands the main thing: prices are rising day by day, year by year, and the discounted prices after the pandemic will not remain for a long time. Thus, we have parallel competition between Albanian and foreign buyers.

This phenomenon also has its reasons. For example, the government recently decided on a giant investment of more than 2 billion euros by a Middle Eastern company in the reconstruction of the port of Durres, which will become one of the largest tourist ports in the Mediterranean, a small Dubai on the Mediterranean!.
Immediately after this news, most apartment owners and developers simply stopped selling their real estate for the simple reason that very soon such an investment will affect the growth of real estate prices and an increase in demand for purchases from investors before the implementation of the
giant project.

As for other coastal cities, such as Saranda and Vlora, real estate there is unreasonably expensive relative to the average prices in the country. This is due to their geographical location (not on a plain, but on hills and mountains), which does not allow the cities to expand construction. At the same time, rent in the off-season in these cities is very cheap due to the lack of demand and work. The country is centralizing, young people are moving closer to the capital.
Don’t be late, the first and the brave win. Albania will join the European Union in the very near future, there is no doubt that prices will rise significantly.
