Organic products, low prices, the country is among the five safest countries with a population of up to 5 million people. Rapid optimistic development, imminent accession to the EU and an easy opportunity to obtain a residence permit for real estate give the country advantages when choosing a country of residence
The demand for real estate in Albania has grown greatly and continues to grow. The number of people selling real estate is decreasing day by day. And there are more and more buyers.
It is important that the proximity to the sea of almost all apartments for sale is no more than 400 m!
Many property owners in Durres and its resort area are waiting for prices to rise and are holding on to their apartments in connection with the launch of the Durrës Yachts & Marina project, financed by the Symphony group of companies founded by N.E. Mohamed Ali Alabbar.
Real estate in Albania is bought mainly in three seaside cities. These are Durres, Saranda and Vlora.
Moreover, in Durres there is no advertising, and in the other two — «advertisement is the engine of purchase».
Of the three cities, only Durres is a resort.
What is a resort? It is a strip of well-kept beaches, where there are showers every 100 m, changing rooms, toilets, restaurants, hotels of different levels, easy transport accessibility, entertainment. And the airport is half an hour away.
The beach areas of the Adriatic with 15-kilometer natural clean beaches, a promenade, modern sewage and excellent infrastructure attract tourists from all over the world and fit the definition of «resort». The highway does not pass close to the sea and is separated by noise protection, which makes it possible to listen to the sound of the sea from apartments, and not the roar of engines. During the season, the resort is sold out, and there is no crowding thanks to the wide beaches.
The other two cities are seaside cities with insignificant length of beaches.
Vlora is located on the Adriatic, from there it is easy to travel to the Ionian beaches. Saranda is on the Ionian. The beaches of the Ionian are very beautiful, but often difficult to access. A car is a must. But what to do there in winter? Almost everything is closed. In winter, near the open sea, it is colder and more humid than in Durres, where the temperatures are 3-7 degrees higher due to the rapidly warming bay. In Albania, everything is centralized, qualified medical care can only be obtained in Tirana and Durres. Trade, culture and education, the transport system are also mainly there.
In Vlora, locals do not swim in the city. They go to Orikum. The beaches there are also not very well equipped, but cleaner.
In Saranda and Vlora, there is not a single shopping center due to unprofitability. Utopian airports are in the air, appear only before elections and again melt in the promises of realtors. There is no work there, and education is also difficult.
Despite the steady growth, apartment prices in the beach areas of Durres are still very attractive. Moreover, they are significantly lower than in the two cities of southern Albania. You may ask why? In the second largest city in the country, there is a real estate market. Both locals and foreigners buy there. This is the main resort of Albania.
In the south, Albanians do not buy apartments, the prices there are significantly inflated and there is strong marketing for foreigners. It is not easy to rent out your apartment to tourists even in season, there are not many tourists
The south of Albania is colder due to the climate. The local population left Vlora and Saranda for the center of the country to study and work. That is why there are no shopping centers or airports there. Vlora airport is a utopia, it has been appearing before elections for 10 years and then disappearing… unprofitable.
The logic of foreign buyers is that more expensive means better. But in Albania it is not like everywhere else. Half a century of isolation has affected many things, including the mentality.
We tell you about the real Albania, as it is.
And it is up to you how to use the information.
Welcome to the country. And do not forget about the faithful and reliable guide Albanian century, a state-owned company with hundreds of profitable real estate properties for sale throughout the country. We tell our clients all the advantages and disadvantages of the selected property and its location. A satisfied client is our success and satisfaction from work.
Our lawyers and translators of the Ministry of Justice conduct transactions professionally and do not abandon their clients after the transaction, helping with any issues. The company successfully conducts remote transactions.
Be careful, beware of foreign intermediaries and «experts» who are not responsible for transactions. There are many «realtors» who have just arrived in the country. Some of them are already paying for fraud and bribery of the bureaucracy.
Albania is moving to a new stage of development, transforming itself in connection with its imminent entry into the EU.
